Hyderabad housing registrations jump 35 pc in May ahead of revised guidance values

Hyderabad, June 15 (UNI): Residential property registrations in Hyderabad rose sharply in May 2026, with 8,344 housing units registered during the month, marking a 35 per cent year-on-year (YoY) and 22 per cent month-on-month (MoM) increase, according to Knight Frank India.
In value terms, residential properties worth ₹5,887 crore were registered in May, recording a 37 per cent YoY and 26 per cent MoM growth, making it the strongest monthly performance during the January-May 2026 period.
Higher transaction values indicated growing demand for premium homes even as overall housing demand remained broad-based.
Knight Frank noted that the surge in registrations came ahead of the Telangana government's revised guidance values, which came into effect on June 5, 2026.
The revision, ranging from 25 per cent to 100 per cent across locations and 10-20 per cent for apartments, encouraged many buyers and sellers to advance registrations to benefit from the earlier rates. Registration charges remained unchanged at 7.5 per cent.
Commenting on the trend, Shishir Baijal, International Partner, Chairman and Managing Director of Knight Frank India, said Hyderabad's residential market continued to demonstrate strong demand, supported by a robust employment base, expanding infrastructure and relative affordability.
He noted that while the revision in guidance values may have accelerated some transactions, growth was visible across multiple price segments.
The report showed that homes priced above ₹1 crore accounted for 19 per cent of total registrations but contributed 49 per cent of the overall transaction value, underlining the growing importance of the premium housing segment. Registrations in this category increased 35 per cent YoY to 1,591 units.
The mid-segment housing category priced between ₹50 lakh and ₹1 crore recorded the highest growth, rising 40 per cent YoY to 2,250 units, while affordable homes priced below ₹50 lakh grew 33 per cent to 4,503 units. Homes below ₹50 lakh continued to account for the largest share of registrations at 54 per cent.
Most registered properties were sized between 1,000 and 2,000 square feet, accounting for 65 per cent of all transactions during May. Properties larger than 2,000 square feet represented 20 per cent of registrations.
At the district level, Rangareddy led residential registrations with a 50 per cent share, followed by Medchal-Malkajgiri at 37 per cent, while Hyderabad district accounted for the remaining 13 per cent.
The weighted average transacted residential property price in Hyderabad increased by 6 per cent year-on-year during May 2026.
Premium localities continued to attract buyers, with the top five property transactions of the month valued above ₹10 crore each, including four deals in Jubilee Hills and one in Raidurg.
