Indian REITs Association hosts first Investor awareness programme in Lucknow

Lucknow, Jun 12(UNI) The Indian REITs Association (IRA) on Friday organised its first REIT awareness programme in Lucknow to educate investors about Real Estate Investment Trusts (REITs) and their potential as an investment option.
The programme forms part of IRA's ongoing efforts to increase awareness of REITs and promote a better understanding of this emerging asset class among investors.

REITs are regulated investment vehicles that own and operate income-generating commercial real estate assets such as premium office buildings and shopping centres. The rental income generated from these properties is distributed to investors. Like shares, REIT units are listed and traded on stock exchanges, making them accessible and liquid investment options. Under SEBI regulations, listed REITs are required to distribute at least 90 per cent of their net distributable cash flows to unitholders. While the regulatory requirement is to make distributions at least twice a year, all Indian REITs currently distribute income on a quarterly basis.

Since the launch of India's first REIT in 2019, the sector has witnessed strong growth. Today, India has six listed REITs — Brookfield India Real Estate Trust, Embassy Office Parks REIT, Knowledge Realty Trust, Mindspace Business Parks REIT, Nexus select Trust and Bagmane Prime Office REIT.
Speaking at the programme, Ms. Preeti Chheda, CFA, CFO, Mindspace REIT and Executive Committee Member, Indian REITs Association, said: "REITs have emerged as one of the preferred investment options for investors in India seeking regular income, potential capital appreciation, and portfolio diversification.
Since the launch of the first REIT in India, listed REITs have grown significantly and today collectively manage assets worth over Rs. 2.7 lakh crore. Robust SEBI regulations governing this instrument, attractive risk-adjusted returns, and broad investor participation have helped REITs become an attractive investment option for a wide range of investors."

Mr. Neeraj Toshniwal, CFO, Knowledge Realty Trust and Executive Committee Member, Indian REITs Association, added: "Every investment option serves a different purpose. Fixed deposits are known for their stability, while equities are often preferred for long-term growth. REITs offer a combination of both — providing regular income through distributions alongside the potential for capital appreciation. This makes them a valuable addition to a diversified portfolio. During periods of market volatility, investors often look for asset classes that can help balance risk, and REITs can play an important role in achieving that objective."

The Indian REITs Association (IRA) is a non-profit industry body formed under the guidance of the Securities and Exchange Board of India (SEBI) and is committed to advancing the growth and development of the Real Estate Investment Trust (REIT) sector in India.
